Our Farm in Alvord TX, once a Boys Ranch, and former home of a PBR Champion – LBJ Grasslands.

 

An early career in Property Management began a life long passion for developing Agricultural Real Estate.

Over the course of 40 years, with horses and dogs in tow, we bought distressed and undeveloped acreages and brought them to life!  Lately we’ve been experimenting with portable Solar-powered Off Grid Cabins and Barns – FUN!

With a focus on “Real Estate Hardscaping”, we’ve added ponds, hay fields, miles and miles of fencing, built kennels, barns, cabins, and every project was capped with our signature welcoming entrance.

 

This was a series of deep ravines at the back of our farm in Sunset, with the help of a D6 Bulldozer, we turned the gutted area into an amazing pond, and stocked it with catfish and bass – LBJ Grasslands

 

 

BRIAR, TEXAS

We bought this small tract of land in the early 1990’s, completely undeveloped.  We sprigged the hay field, added the pond, house, all the fencing/cross-fencing, and a small kennel.

Took me two weeks to cut a hole in the briars large enough to get the house in, I still have the scars!  It turned out so cute, that one of the neighbors asked if they could take their Family Christmas Card photo at our entrance, and the first person that saw it when we listed for sale, bought it!

 

 

 

DECATUR, TEXAS

This property presented a multitude of challenges, the back third of the farm had been sold, so we waited months until we could buy it back from a neighbor and restore the original farm.

We doubled an existing pond, added a professional kennel, pipe corrals, and restored an oval cutting horse arena.  The folks that bought it from us added a traditional house, and the farm still looks amazing.

 

 

 

SUNSET, TEXAS

The largest farm development for us to date, adjoining the Windmill Lake section of the LBJ Grasslands.  Never lived on, and not totally fenced.  But two years later, it was a GEM!

Added a pond, a cabin, a huge entrance gate, brought in power and water, and a 1/4 mile long gravel drive.  Completely repaired the deep ravines that plagued the back of the property with a D6 Bulldozer that stayed for two weeks!

Sold it to the first person that looked at it, Grasslands properties have AWESOME resale value!

ALVORD, TEXAS

A former Boys Ranch, and once a home to a PBR Champion Bullrider, this farm didn’t need too much work.  The biggest improvements were 10 truckloads of gravel, and restoring the house after it sat vacant for a couple years.

Absolutely loved the big drive-thru Barn, plenty of room for dogs and horses.  This was the first property that we added a Guest Cabin to and rigged out.  Another LBJ Grasslands property, so sold immediately!

Pass Christian, Mississippi

We worked on this amazing farm on the Wolf River for a year, and then the Owner bought it back!  They absolutely loved the new board fencing, pasture fencing, and general makeover of the old house after it survived Katrina.

They said it now looked and felt like a “Family Estate” and regretted parting with it.  We were happy that it went back to a loving family that will treasure it for generations.  What a compliment as a Real Estate Developer!

 

 

 

EMORY, TEXAS

Another completely undeveloped property, we had to cut through the barbed wire fence to get the first truck in.

Added a gate, driveway, cleaned up the pond, added our first SOLAR Off-grid Cabin with wood-burning stove, and restored the hay field.  Sold to the first Family that looked at it!

 

 

 

 

QUITMAN, TEXAS

A stunning piece of property at the edge of the East Texas Piney Woods, this was a land lease so we were limited in what Capital Improvements we could do.

This land was undeveloped other than a perimeter fence.  Added a pretty gate, and trimmed up the trees, cleared a lot of scrub, but focused on rigging out a larger SOLAR Cabin than the Emory property.

The Cabin is completely off grid, with 650W of Solar, backup generator, portable septic holding tank, water collection guttering and 1000 gallons of water storage.  We used mostly RV products so the Cabin is completely portable as well.  Also experimented with pallet decking, a Solar Barn, solar farm lighting, and added a Horse Trough Swimming Pool for the hot summers – plus more precious water storage!
